Take the Trauma Out of Homebuying |
- Find a real estate professional whose personality fits yours. Homebuying is not only a big financial commitment, but also an emotional one. You need to feel comfortable with your agent, and you need to feel that he/she is someone you can trust and who will always watch out for your best interests.
- Remember, there is no "right" time to buy, nor is there a "right" time to sell. If you find a home now, don´t try to second-guess the interest rates or the housing market. Changes in the market do not usually occur fast enough to make that much difference in price, and a correctly-priced home won´t stay on the market long.
- It is quite natural to want reassurance for such a big decision as buying a home, particularly if it is your first home, but too many ideas will make it much harder to make a decision. Be careful how many different opinions you listen to.
- Accept that no house is ever perfect and as you live in it you will make changes and improvements that fit your lifestyle. Focus on the things that matter most to you and let the less important things go.
- Negotiation is an important and necessary part of the real estate process, but trying to "win" by getting an extra-low price may cause you to lose the home you love.
- Remember that your home doesn´t exist in a vacuum. Don´t get so caught up in the physical aspects of the house itself such as room sizes, kitchen space and the like, that you forget about amenities, noise level, etc., that have a big impact on what it will be like to live in your new home.
- Make your home search most productive by getting approved for a mortgage before heading out to tour properties. Take some time to investigate insurance availability, consider home inspection companies, and consider a schedule for moving. Presenting an offer contingent on a lot of unresolved issues will make your offer much less attractive to sellers.
- Consider maintenance and repair costs in your post-homebuying budget. Even if you buy a new home, there will be some costs. Plan for these so you do not fall short in being able to maintain and enjoy your new home.
- Accept that a little buyer´s remorse is inevitable and will probably pass. Buying a home, especially for the first time, is a big commitment, but it also yields big benefits.
- While a home will usually appreciate in value over time, the most important reason to own a home is the comfort it brings to you and your family, the feeling of a safe place to call your own. Choose a home first because you love it before considering its potential appreciation.
